Scope

What we take on

Most flats need three or four of these at once. That is the whole reason to hire one contractor instead of coordinating a schedule between strangers.

Air conditioning

Split and ducted servicing, chemical coil cleaning, drain lines, gas charging, replacements and new installation.

Plumbing

Leaks, blockages, water heaters, mixers and sanitaryware, full bathroom re-pipe during renovation.

Electrical

Distribution board work, circuits, sockets and lighting, fault tracing, load changes coordinated with DEWA.

Tiling

Floor and wall tiling, waterproofing under wet areas, large-format and stone, grout renewal.

Painting

Full repaints, patching and skim, ceilings, wallpaper removal, handover touch-up between tenancies.

Joinery

Wardrobes, kitchen units, doors and skirting, built-in storage, repairs to existing fitted furniture.

Approvals

We handle the paperwork
before the tools

In Dubai, interior work cannot legally start without building approval — including work as small as replacing tiles. Contractors who skip this get the stop-work notice, and the flat sits unfinished. We run the process as part of the job.

STEP 01

Building NOC

No-objection certificate from the owners association or developer, with the base-build drawings they hold.

STEP 02

Drawings

Layout and MEP drawings prepared to the standard the authority expects, not sketched on site.

STEP 03

Permit submission

Fit-out permit filed, with civil defence or DEWA involved where fire systems or electrical load change.

STEP 04

Completion sign-off

Final inspection and completion certificate, so the file on the unit closes clean for the owner.

Maintenance contracts

A failure in a let unit costs the booking, the refund and the review. The contract is priced so that reporting a fault is never a decision anyone has to weigh.

Two scheduled services a year

One includes chemical coil cleaning, plus a plumbing and electrical inspection. Booked around your calendar.

Unlimited call-outs, labour included

Four-hour on-site response May to September, next working day the rest of the year.

Photo report on every unit

Before and after, filed by unit, so condition at handover is never an argument.

One monthly summary

What was serviced, what failed, what is about to. A sheet you can pass straight to the owner.

Proof of work

Every visit
leaves a number

An AC service is easy to fake and hard to verify. We record the temperature split before and after, so you can see the unit is cooling rather than trust that someone turned up.
